Surveying Services
Topographic Survey
A topo maps everything on your property — structures, slope, trees, driveways, decks, and all impervious surfaces. In the Lake Tahoe Basin, TRPA requires this survey before approving nearly any permit. Without it, your application will be returned incomplete.

Boundary Survey
A boundary survey finds and legally establishes the corners of your property on the ground, setting iron pipe monuments where required. It's the definitive answer to where your land actually begins and ends — not where you think it does.

Lot Line Adjustments
Mapping and monument setting to change boundary lines. Subject to agency review. Includes deeds and legal descriptions reflecting the new boundary configuration.
Parcel & Subdivision Maps
Parcel maps (up to 4 lots) and subdivision maps (5+ lots). Submitted to Douglas, El Dorado, Lyon, Placer, and Alpine Counties, and TRPA. Monuments set at all new corners.
A.L.T.A. / A.C.S.M. Survey
Title survey using a preliminary title report to depict easements, exceptions, and matters affecting the property. Incorporates a boundary survey. Typically for commercial or high-value residential property.
Construction Staking
Points set in the field using wood hubs and nails for construction crews — buildings, roads, curb and gutter, utilities. Data supplied by engineer or architect plans.
Buoy & Pier Site Plans
Maps to accompany permit applications for TRPA or California/Nevada State Lands. Depicts high and low water lines of Lake Tahoe and the subject property buoy and/or pier.
Hydrographic & Bathymetric Surveys
Mapping of the Lake Tahoe shoreline and bottom. Shows high/low water lines, bottom contours, rocks, and structures. Used for pier design, water pipe intake, and buoy placement.

Jeff Turner, Professional Licensed Surveyor (P.L.S.) in California & Nevada specializes in boundary retracement, encroachments, lot line adjustments, construction staking, and project facilitation. He has served as an expert witness and is particularly knowledgeable in FEMA elevation certificates and bathymetric surveys.
